On Saturday, a pair of high school football teams at the heart of communities affected by wildfires will meet in the inaugural Unity Bowl. 

 the Lahaina wildfires, Lahainaluna High School will host California's Paradise High School for a football game at Sue D. Cooley Stadium, with kickoff set for 6 p.m. 

Most members of Paradise High School's football team were elementary schoolers when the 2018 Camp Fire blazed through Northern California's Butte County, which includes Paradise. But like their Lahainaluna counterparts, their lives have never been the same since. 

"There's going to be a football game that's going to be played, but I think it represents much more than that," Lahainaluna coach Dean Rickard told Aloha State Daily. "It's more than just a football game. It's basically a historic meeting between two teams and we're forever connected now by tragedy, resilience, and basically, the determination to rebuild after both of our communities suffered catastrophic wildfires."

Rickard was the co-head coach for the Lunas back in 2019, back when the school won its fourth consecutive HHSAA Division II title. That same season, Paradise won its first 12 games of the season, its first since the 2018 Camp Fire. Both teams served as sources of pride in their respective communities before tragedy struck and became large symbols of hope afterwards. 

"Football has been like the catalyst for both towns, right? I mean, for their community, our community, it's a sense of unity and identity," Rickard says. "As long as we can stand together, we can be able to lift one another up and move forward with hope. We may be separated by thousands of miles, but the game is actually a celebration of shared healing and like I said before, a reminder that staying united allows us to rise, and that's what the game is gonna be about." 

Paradise High School administrators initially reached out in 2024 with the idea of a home-and-home series with Lahainaluna, and the Lunas are planning to make the return trip to Paradise in 2027. 

Paradise's team departed Northern California on early Thursday morning and made it to Maui thanks to multiple fundraising efforts, including a $15,000 donation from star NFL quarterback and Butte County native Aaron Rodgers. 

On Sunday afternoon, Lahainaluna and Paradise's football teams will meet at the 

OUTRIGGER Kāʻanapali Beach Resort for a gathering between both programs, which also includes parents and coaches. Rickard calls it another opportunity for the teams to "talk story and build a brotherhood." Paradise will then head back home on Monday. 

Activations include a lū‘au for both teams, organized by Maui chef Zach Sato, who also started a 

 with the goal of putting on a memorable feast. 

Paradise enters the game 1-1, while Lahainaluna is 0-2, an uncharacteristic start for a program that had been the dominant force in Maui high school football for over a decade. In 2024, Lahainaluna had its winning streak of consecutive Maui Interscholastic League games snapped at 46, but recovered in time to make the state playoffs, where it was knocked off by Leilehua. 

When asked about his team in particular, Rickard believes Saturday's contest will have special meaning to Lahainaluna's seniors, who were freshmen during the 2023 wildfires. 

"A lot of our seniors are still feeling the impacts because they still haven't rebuilt the homes yet. They're still displaced, whether it's FEMA housing or some other rental assisted housing," Rickard said. "A very emotional game for both towns. The high school kids from Paradise were like 9, 10 years old at the time, so they actually experienced it from a younger age, going through what they had to do through in the rebuild and where they're at now, and the community is coming back and thriving again. 

"That is something that when we get together and we mingle and have camaraderie after the contest itself is done, that's where I think our kids are going to feel it more, and they're going to be developing lifelong friendships with these players, by sharing stories and I think it's good for these kids mentally, physically, and just good for the soul overall."

 "Lowell could be near major hurricane strength when it moves  close to the western Hawaiian Islands late Monday and Monday night," according to the 

.  "Regardless of the hurricane's exact track and intensity, there is a  risk of storm surge, wind, and rainfall impacts for portions of  Hawaii, particularly Kaua‘i County, early next week."

Residents are advised to "closely monitor the  progress of Lowell through the upcoming Labor Day weekend, listen to  the advice of local officials, and ensure they have their hurricane  plan and supply kit in place. Watches are likely to be issued for a  portion of the state on Saturday. Swells from Lowell are likely to cause life-threatening surf  and rip current conditions in portions of the Hawaiian Islands  during the next several days. These swells are likely to increase  early next week."

Residents are urged to make storm preparations as Hurricane Lowell is expected to veer toward the state over the weekend.

The National Weather Service’s Central Pacific Hurricane Center predicts that 

, which is currently passing south of Hawai‘i, will abruptly turn north around Saturday and begin passing closely west of the state as a major hurricane by Monday, with Kaua‘i particularly close to the hurricane’s path.

Consequently, people are advised once again to secure their properties in advance of the storm and to ensure they have 14 days worth of supplies — food, water, pet food, medical supplies, batteries, etc. — ready for each member of their households.

 says Lowell will likely bring life-threatening surf and rip currents to the state over the next several days. The storm is currently a Category 4 storm — with wind speeds between 130 and 156 miles per hour — and is only anticipated to weaken to a Category 3 hurricane, with winds between 111-129 mph — by the time it makes its closest approach to Kaua‘i, according to the Kaua‘i Emergency Management Agency.

KEMA warns that coastal flooding is possible along the island's south- and west-facing shores, and that people should stay well away from the shorelines on Monday, when the most significant surf is expected.

Preliminary NWS wind forecasts predict a 20% to 40% chance of tropical-storm-force winds — e.g. winds averaging higher than 39 miles per hour over one minute — on Kaua‘i by Tuesday. O‘ahu has a 5% to 10% chance of those same winds.

However, the exact trajectory of the storm is still unpredictable; if Lowell tracks more to the east, stronger winds are possible. KEMA warns that major-hurricane-force winds of more than 110 mph, with even stronger gusts, are possible.

Consequently, KEMA recommends residents prepare now while the storm is still days away. Residents should assemble portable go-kits in case of evacuation, in addition to a battery-powered radio, a flashlight, any needed prescription medications and one gallon of water per person per day.

“Build your kit, fill your gas tank, secure your yard, check on your neighbors and your kūpuna, and talk story with your 

ohana about your plan before the weekend arrives,” said Kaua‘i Mayor Derek Kawakami. “If Lowell passes us by, we will have lost nothing but a little time. If it does not, we will be grateful we started today.”

Residents are also advised to check weather conditions before going outside this weekend, as outdoor recreation areas, rivers and trails can quickly become hazardous, and rescues may not be possible depending on conditions.

Gov. Josh Green announced Thursday that he has dispatched six additional high-water vehicles to Kaua‘i and has authorized the deployment of additional National Guard personnel to the island.

Emergency shelters or refuge areas on Kaua‘i are not currently open, but the public will be notified if they are. Residents statewide should 

 to emergency alerts via the Hawai‘i Emergency Management Agency and their county’s Civil Defense or Emergency Management department.

On O‘ahu, residents are also advised to stock up on supplies and secure their properties.

“We are heading into a holiday weekend, and the last thing we want is for people to become complacent or completely tune this out,” Honolulu Mayor Rick Blangiardi said. “We are not telling everyone to run out to Costco and load up on toilet paper and water. We are asking you to be aware. Pay attention to the city, your local weathercasters and news stations, and keep an eye on the forecast.”

Currently, another hurricane in the Central Pacific — Hurricane Karina — is expected to pass north of the state, and weaken to sub-hurricane strength by the end of the holiday weekend.

I thought over the weekend about how racism helped define Hawaiʻi, and what a more tolerant world means for our future.

After World War II, Japanese Americans in the Islands faced discrimination. Nisei veterans had served with distinction, yet they were not fully accepted in business or politics.

This discrimination was wrong, yet it bore fruit. Japanese Americans veterans built parallel businesses like 

, so they would not be at the mercy of racist lenders. And the Democratic Revolution of 1954 is in part the story of how they organized to take political power. Grievance over their treatment drove them. So did fervent belief in the American civic religion.

We project their eventual success back into the 1940s and assume Japanese Americans have always been ascendant in business and politics. This is not so.

This story has been told and retold. But turning it over, I realized that the exclusion itself was one source of the dynamism in the years just before and after statehood.

Society is like a Plinko board. Each person drops in at the top and bounces around until they settle into a career. Discrimination blocks off certain slots. The highest reaches of social life, business, and politics are closed.

Much then depends on mass. If a minority is too small, it cannot build a parallel set of institutions. This matters most for the particular chips that are themselves dynamos. Intelligence and conscientiousness are not evenly distributed, nor is ambition. The ambitious want to climb. If mainstream avenues are open, they take them. If parallel institutions exist, they climb those. If neither is available, they leave, or their ambition curdles into something worse.

After the war, Hawaiʻi’s ambitious minorities were funneled into certain spheres, government foremost among them. Why government? Patronage. The price of admission to elected office was hard work and an ethnic base. A politician could rally that ethnic base, win, and then use government to hand out jobs to it. Civil service jobs were supposed to be awarded without prejudice, too, though this was more aspiration than practice.

Hawaiʻi had the perfect blend of exclusion and opportunity. One group was shut out yet large enough to swing elections, and the young government needed staff as it grew.

Hawaiʻi was not uniquely racist in the mid-20th century. Japanese arguably faced worse on the Mainland. American culture went full jingoist during the war, and the wartime cartoons of Theodor Geisel, later Dr. Seuss, capture the animus well, depicting America's Japanese enemy as bucktoothed and bespectacled caricatures. Suspicion led to mass incarceration on the West Coast. Hawaiʻi’s Japanese were treated more leniently because of their numbers, their prominence, and advocates like John Burns.

Postwar media was not much better. Blockbuster movies still featured yellowface. Prejudice was not confined to pockets; it was mass culture. Consider Mickey Rooney’s performance as Mr. Yunioshi in “Breakfast at Tiffany’s” in 1961.

Racism on the Mainland, then, may have helped keep Japanese in Hawaiʻi, where at least a parallel ladder existed. It was not the only reason. Some stayed for proximity to Asia. Commercial air travel was young, and for anyone hoping to visit Japan, the West Coast was a leap further. Others stayed to do business.

Japanese succeeded in part because they were bonded together. Talent pooled in a niche instead of spreading thin across the wider economy. Even a smaller population like the Okinawans reached a critical mass that built an empire, in their case of 

. Their story parallels the Gujarati Patels, people from one region of India who now own a large share of America’s motels.

Joseph told the brothers who sold him into Egypt, “You meant evil against me, but God meant it for good.” Providence does not excuse sin; it redeems it.

Why does this history matter for Hawaiʻi now? Because the world has changed and the market for talent is global.

Discrimination still exists, but talented minorities have far more doors open than they did seventy years ago. Startups care about performance, not skin color. And many big companies now recruit the very groups their old policies kept out.

The gap in tolerance between Hawaiʻi and the Mainland is far smaller than it was in 1954, and moving is less intimidating. Flights are fast. FaceTime keeps families close. One can order Asian staple foods online.

Hawaiʻi still has plenty of talent, and plenty of draws for it. What it lacks is a monopsony on talent. This is most obvious in state government, no longer the attractive career it once was, in part because other options exist. But it applies more broadly.

An end to racism means people settle on their own merits, no longer blocked from certain chutes.

The chips continue to bounce around on the Plinko board. But the chips now have many more places to land, and Hawaiʻi itself must compete on the merits. That means the unglamorous work: building housing a nurse can afford, clearing permits in months rather than years, offering schools a young family would choose on purpose.

Complacency and entitlement will not make those changes. Hawaiʻi needs talent more than talent needs Hawaiʻi.

Buying a condominium in Hawaiʻi is often the most realistic path to homeownership for local families. The mortgage fits. The price is lower than that of a single-family home. It feels like the door is finally open.

New data from the U.S. Census Bureau, collected for the first time in 2024, confirms what many Hawaiʻi condo owners already know from experience. Hawaiʻi has the second-highest homeowners' association fees in the nation, with a median of $470 per month. Only New York ranks higher. Nationally, the median is $200.

That's not a rounding error. That's a second mortgage for a lot of families.

Hawaiʻi has more HOAs, and they cost more

Forty-two percent of Hawaiʻi homeowners pay a monthly HOA or Association of Apartment Owners (AOAO) fee. The national rate is 25%. The gap makes sense given how much of Hawaiʻi's housing stock is condominiums, especially on Oʻahu, where vertical density is the norm and land drives the price of everything.

In Honolulu County, the median HOA fee is $526 per month. Hawaiʻi County is the outlier at $135, but that's the Big Island, where more housing is single-family and rural, and where median incomes are also significantly lower.

Here's the number that should give any prospective buyer pause: a review of Oʻahu real estate listings from early 2026 found the median advertised HOA fee was $882 per month. That's nearly double the Census median. The gap reflects how many new condo buildings are on the market right now, and new buildings tend to have the highest fees.

For context on where prices stand in mid-2026: the statewide median condo price is approximately $531,000 to $545,000, which is down about 1% to 3% year-over-year. The Oʻahu median sits around $507,500 as of July 2026, up modestly from early in the year. Prices may look manageable compared to single-family homes. The carrying costs are another story.

The number on the listing isn’t the real number

Monthly fees cover routine maintenance and contributions to a reserve fund, which covers a roof that needs replacing, an elevator system that breaks down, or water intrusion that causes structural damage.

When the reserve fund isn’t there, owners pay a different way: through special assessments.

A special assessment is a lump-sum charge issued on top of regular fees when a building needs repairs and doesn’t have the money. They can run from a few thousand to tens of thousands of dollars. In some older Waikīkī buildings, owners have faced assessments of $20,000 to $50,000. They arrive with little warning. And they are almost never visible in the fee disclosures a buyer sees before closing.

This isn’t a rare scenario. Reserve fund professionals who work in Hawaiʻi estimate that approximately three out of four associations are sitting on a funding gap nationwide, and Hawaiʻi’s aging condo stock, much of it built in the 1970s and 1980s, is particularly exposed. Many of those buildings are now past the useful life of their major components: plumbing, elevators, concrete, and roofing systems. The DCCA has published guidance specifically flagging this pattern, noting that aging infrastructure and deferred maintenance are among the leading drivers of surprise assessments on Oʻahu.

Property insurance has become a crisis of its own for Hawaiʻi condo owners, and it’s getting worse.

In the wake of the 2023 Maui wildfires, some condominium policy premiums jumped by more than 1,000%. Statewide, aggregate property insurance premiums rose 13.4% in 2024, the largest single-year increase in at least a decade, and nearly four points above the national average. The Kona Low storms that hit in March and April 2026 added further pressure; insurers are recalibrating risk across the Islands, and those adjustments will continue to be reflected in HOA fee lines over the next several years.

In June 2026, FEMA also updated its flood maps for Oʻahu, reclassifying 3,700 net new parcels, a 25% increase, into Special Flood Hazard zones. Properties in those zones now face mandatory flood insurance requirements to qualify for federally backed mortgages. For condo buildings that fall in newly mapped areas, the cost flows into the association’s insurance expense and, eventually, into monthly fees.

Mortgage rates are not helping either. The 30-year fixed rate in Hawaiʻi averaged about 6.9% as of mid-2026, nearly a full point higher than the lows of early 2025. Every basis-point rate increase makes the combined burden of mortgage payments plus HOA fees harder to sustain.

If you are considering a condo purchase in Hawaiʻi right now, four questions should be non-negotiable before you sign anything.

What is the reserve fund balance, and what percentage of the estimated need does it represent? The industry threshold for a healthy reserve is 70% funded or higher. Hawaiʻi law requires at least 50%, but 50% is different from an adequate amount. It’s the floor, not the standard.

When was the last reserve study conducted, and what did it find? Hawaiʻi law requires studies to be updated regularly and reviewed by an independent preparer with recognized certifications. A building without a current study is operating blind.

Have there been any special assessments in the past five years? Are any anticipated? Boards are required to disclose known assessments, but enforcement has gaps. A 2025 legislative bill that would have strengthened those disclosure requirements died in committee. The burden remains on buyers to ask.

What have insurance premiums done over the past three years — and is the building in any newly designated FEMA flood zone? A building whose premiums have doubled or tripled is already under financial stress. A building in a newly mapped flood area faces costs that are just beginning to arrive.

Hawaiʻi law gives condo owners the right to review financial records, attend board meetings, and access reserve studies. Those rights exist whether or not your building actively promotes them.

Attend your board meetings. Request the financials. Find out where your building actually stands before the next special assessment letter shows up in your mailbox.

The price on the listing is just the beginning.
