If you're on the hunt for self-sustainable land on the Valley Isle — 258 acres, specifically — this Upcountry Maui property might have what you're looking for.
Located at 186 Pi‘iholo Road in Makawao, Hōkūnui has been listed by Robert Vafaie, Joe Erlemann and Brett Christiansen with the Maui Property Team at Compass, and co-listed by Brook Starr with Mango Tree Realty LLC, with a $38 million asking price.
According to the property's website, Hōkūnui — which is comprised of 258 acres across nine agricultural lots that could be further subdivided — offers "panoramic views of the ocean, West Maui Mountains and Haleakalā."
One of those lots boasts two homes, the site notes: a four-bedroom, three-bath main residence that has 3,285 square feet of interior living space, and a 1,000-square-foot, two-bedroom, two-bathroom guest cottage. Each comes with a covered lānai and a detached two-car garage.
The property has the "expansion potential of up to 21 lots and 42 residences, subject to approvals," the site states.
There's also a 1-megawatt solar energy microgrid with Tesla energy storage and a clean emissions backup generator, and a private water well with an allocation of 1.7 million gallons per day, the site notes.
Vafaie told Aloha State Daily that "big land sales do not come across the table very often."
When asked what makes the property unique, he noted Hōkūnui's well and self-sustaining electrical grid. It's also "completely fenced."
That means that on the 250-plus acres, someone could be "self-sufficient and completely off-grid in water and electricity," while having a fully fenced property, Vafaie said. "That's unusual for land this size."
While more homes could potentially be developed on the land, Vafaie says the property is still agriculturally zoned and more suited for low-density development.
"It is low-density for sure. This is more for somebody who, ideally, would be one owner who maybe would slowly subdivide and could possibly in the future sell lots to be built on or build houses in a very low-density manner."
Vafaie said the nine lots are not being sold separately.
According to Vafaie, the property is located a short walk from Makawao town and a 20-minute drive to Kahului.
"So it's very ideal. ... It just is a very conveniently located [property] with an ideal climate — you're at about 1,000 feet above sea level, so evenings are not too cold like upper Kula and it's not too hot like being in Kīhei or Pā‘ia. It's just really ideal."
