Of course, that's only one way to look at things — the statistical midpoint, where half the prices are higher than the median and half are lower.

In reality, buyers and sellers are interested in that fuller range of real prices. With that in mind, Aloha State Daily will be looking at neighborhoods, even at single apartment buildings, to find the highest priced home on the market as well as the lowest, so that you can see the range of what you can get for your money.

Today, we’re looking at active listings of single-family homes in the Kailua Beachside neighborhood, which is located on the oceanside of Kalāheo Avenue.

This newly remodeled 2,660-square-foot, five-bedroom, three-bath home — located just a short distance from Kailua Beach — hit the market last week.

, the home has hardwood flooring, and a new custom kitchen with a “unique” copper range hood and lead-paned windows.

Heim told ASD that when redoing the kitchen, the placement of everything was kept as it was.

“What they’ve really done is really nice upgrades and really keeping the original character of the home.”

The sewer line that goes from the house to the street also has been replaced, she said.

According to the listing, the primary suite has a newly remodeled bathroom with a separate shower and tub, while three other bedrooms located on the other side of the home share another remodeled bathroom. And the lower level of the split-level home has been converted into a new guest suite with a wet bar, bathroom and laundry room.

Heim says Hogan was known for his mid-century modern designs — but this house doesn’t have that aesthetic. The owner who commissioned the home had a lot of input, she said, “so that’s why it’s got more of a Mediterranean feel rather than a mid-century modern feel.”  

Hogan was also known for spending a lot of time at a site before designing a home, she said, adding that it's said that he did that with this home, to see how the air flowed and light played on the lot.

“The home is situated just a little differently. It just captures breezes and it just feels right,” Bridges said.

The property also has a heated pool as well as a covered, screened-in lānai with built-in seating that fronts the pool.

The other side of the home also has a lānai with more of a garden view, the Realtors said.

The “spectacular ceiling” and the finishes are some of Heim’s favorite features of the home.

The real estate agents, who spoke to ASD in a joint phone call, also noted the home’s floor plan.

“There’s a lot of separation and space in that house,” Heim said. “You don’t feel like you’re on top of each other.”

Sitting on 2.2 acres on Kailua Beach, Mele Komo Beachfront Estate is comprised of three structures: two homes totaling 12,005 square feet and a pool cabana that provides additional living space.

One of the homes, positioned closer to the beach, offers views of the Mokulua Islands and the other has “this beautiful 180-degree ocean view,” according to Band.

Because of its design, Band says nine of the 12 bedrooms face the ocean and 11 have private lānais or outdoor spaces. One room actually has two private lānais — one that overlooks the ocean and one that overlooks the pool and the mountains. 

Along with 201 linear feet of beachfront, the property also features a 96,000-gallon pool that has a waterfall, commercial-grade slide, jacuzzi and grotto.

“It’s just impressive. I truly believe that resorts don’t have a pool like this.”  

There’s plenty of space in the pool area, too, and the landscaping and design also offers privacy, Band says.

Sally Chow says volunteering is her second job. “The first is my real job in IT to make money to survive living in Hawaiʻi,” she laughed. 

Chow, who has lived in the Islands for more than 30 years and currently resides in Kaimkukī, has served in various capacities at Aloha Harvest, a nonprofit that collects and redistributes food “to nourish and strengthen our community on Oʻahu,” 

“The need is always there and we definitely need more people to help,” said Chow, who has served with the organization for several years, helping to deliver excess food from restaurants, hotels and events to churches and shelters, among other recipient agencies.

“When they see me bringing the food, they’re really happy and their face lights up with a smile. That part of the work is really rewarding.”

“I hate to see food wasted, like at my kids’ schools during lunch and even within the film industry,” she added. “Another role I play is helping start the conversation and connecting potential donors with the organization."

She was named Volunteer of the Month in June 2023, serving 90 times within a year’s time and assisting “with film set food rescues and consistently [picking] up unsold daily baked goods from Surfers Bakery at Ala Moana Center and [delivering it to nearby partners helping the homeless,” according to Instagram.

When asked what advice she’d give to others looking to give back, Chow said, “Everybody can get involved. It doesn’t take much skill or time to do something from your heart for somebody else.”

Beyond her service work at Aloha Harvest, Chow has also volunteered with Scouting America, Aloha Council, Hawai’i Foodbank, Meals on Wheels, and for fundraising events with The American Heart Association, The Sony Open and more. 

“After my two kids were done with Boy Scouts and their service projects, I continued doing it. It just become part of who I am."

A U.S. Marine stationed at Marine Corps Base Hawai‘i in Kāne‘ohe Bay was arrested last weekend for allegedly sexually assaulting an 11-year-old in Kailua.

Carlos David Becerraluis, 19, was arrested Saturday, April 19, on four charges of first-degree sexual assault, three of third-degree sexual assault, five of first-degree child abuse, two of promoting pornography to a minor and one of child enticement.

According to a Honolulu Police Department report, a Kailua mother informed the police earlier this month that she had found sexually explicit messages between her daughter and an unknown male on her daughter’s phone. Those messages crossed multiple messaging platforms, but began on the France-based app Wizz.

The daughter told police the male’s name was Carlos and that he was 15 years old. However, subsequent investigation of the male’s phone number identified him as Becerraluis, who Naval Criminal Investigative Service identified as a 19-year-old Marine.

According to the report, the victim told police that Becerraluis had first contacted her through Wizz, a messaging app aimed at youth between the ages of 13 and 24. Wizz touts on its website a userbase of between 4 million and 5 million users and claims that “25% of U.S. teens have downloaded Wizz.” 

According to Wizz’s website, users are organized into specific age groups — 14-year-old users can only interact with users of similar ages, for example — and new users must provide a clear photo of their faces so an AI can estimate their age for official verification.

The victim told police that she had claimed to be 14 on Wizz, but used a photograph of herself at 11 years old. Becerraluis, meanwhile, was identified on the app as being 15.

Becerraluis allegedly told the victim to download Snapchat to continue their conversation — pictures and videos sent via Snapchat automatically delete after being viewed. Following this, their conversations migrated to text messages, which were eventually obtained by Honolulu police officers.

In those messages, Becerraluis allegedly repeatedly asked the victim to meet in person, to which she eventually agreed. During their meeting in Kailua, she said, Becerraluis sexually assaulted her in his car multiple times.

Following that incident, police say, Becerraluis sent sexually explicit photographs to the victim, and encouraged her to do the same. After several exchanges, the victim stopped responding to his messages, which were eventually discovered by the victim’s mother.

First-degree sexual assault and first-degree child abuse are both Class A felonies, carrying a maximum prison sentence of 20 years. As the charges include child sex crimes, they also carry a mandatory minimum sentence of six years and eight months.

Becerraluis appeared in court Monday for an arraignment with bail set at $1 million. He will appear next in court for a preliminary hearing on April 23.

Ki Club Hawaiʻi’s new happy hour is starting on Wednesday, April 23. The happy hour menu will be available daily from 4:30 to 6 p.m.

During our tasting, the menu prices weren’t finalized, but we were told all happy hour dishes will cost less than $20 each.

The tuna stack served with housemade shrimp chips is one of the most photogenic dishes, and it was one of my favorites from the new menu. Fresh, local ‘ahi is tossed in a house spicy sauce and topped with edamame hummus. The bottom layer of the “stack” features a base of Maui onions, cucumbers and tomatoes. The dish comes with housemade shrimp chips for dipping.

While the stack’s layers are delicious — we especially loved the creamy edamame hummus — those shrimp chips are a game changer. Each one is shockingly crispy and boasts a distinctive crunch.

Smashburger sliders include three in one order. King’s Hawaiian rolls are stuffed with local beef-and-bacon patties, caramelized onions and cheddar cheese. The bacon enhances the patties’ umami flavor, and the sliders are the perfect size — substantial without being too filling, so you can try other dishes.

This dish is so refreshing and flavorful you won’t miss the ‘ahi. Tofu cubes are served with Ho Farm cherry tomatoes, Japanese cucumbers, roasted mac nuts and local herbs. The dish is light yet packed with flavors, and the soft tofu contrasts nicely with the bright cucumbers and roasted mac nuts.

While chicken wings might seem like a standard happy hour offering, rest assured that these sauces are not. Choose from a variety of housemade sauces, like Korean Gochujang, sweet and spicy Asian buffalo, salt and vinegar and yuzu ranch.

We tried the yuzu ranch, which was so delightful — creamy with a slight citrus aftertaste — that we used it for dipping our fries in, too.

Togarashi French fries are shoestring-style and served with a Sriracha secret sauce for dipping. The secret sauce was a tad too spicy for me — hence, the yuzu ranch dip was multi-purpose — but my dining companions thoroughly enjoyed the sauce’s heat.

The eatery’s unique take on okonomiyaki features panko-battered croquettes with a potato-like filling of ‘Ewa sweet corn and house-braised tako. The croquettes are topped with bonito flakes, kabayaki glaze and spicy aioli.

This dish’s flavors are on point, and I enjoyed the creative take on okonomiyaki. One croquette can be filling, though, so I suggest cutting them in half to try before indulging in the full piece.

During happy hour, you can also take advantage of drink discounts like $2 off well drinks and $2 off draft beers.

Even if you go to Ki Club for happy hour, you can still order off the eatery’s dinner menu once happy hour ends. Its ‘ahi pizza ($21) is one of the most popular dishes. It might sound bizarre, but this isn’t your typical pizza with a thicker, doughy crust. Tenderized sashimi is served on a crispy flour tortilla, and topped with yuzu mayo, shaved sweet onions, fried capers and Nikiri soy. It’s a fun play on sashimi with a dash of spice from the capers. 

If you’re set on ordering a dish from the dinner menu, I recommend the zosui rice balls ($19), which are the eatery’s version of arancini. Each rice ball comprises a creamy, risotto-like filling and is topped with grilled unagi, kabayaki glaze, kombu aioli, tobiko and shiso. Each bite is an explosion of umami flavors. Its presentation is similar to the okonomiyaki croquettes, but if you don’t love octopus, go for this dish instead.

There are long-term plans in the works for the redevelopment of Iwilei, but before that can take place, infrastructure there will need to be improved.

That includes the water systems. Sewer lines. Roads. Drainage. Electrical systems. Telecommunication systems.

The Hawai‘i Housing Finance and Development Corp. recently published the final environmental impact statement for the Iwilei Infrastructure Improvement Master Plan and Liliha Civic Center project.

According to the EIS, which was published in the state's 

 late last month, the Iwilei infrastructure plan covers 555 acres in Iwilei-Kapālama and proposes improvements that will help help advance state and City and County of Honolulu's transit-oriented development goals there.

Randy Chu, HHFDC's development branch chief, told Aloha State Daily that redevelopment in Honolulu is moving west.

"The next area where we foresee that redevelopment is going to happen is moving westward, so it's Iwilei, Kapālama, Kalihi," he said.

HHFDC — the state agency that oversees affordable housing finance and development in Hawai‘i, its website notes — commissioned the master plan to determine what will be needed to facilitate redevelopment, Chu says, noting that the lack of infrastructure is one of the biggest issues preventing development from moving forward.

"The roads, the sewer lines, the water lines were all designed 40, 50 years ago," he explained. "Now that we want to increase the density, there's more demand, so you have to upsize all these facilities, the infrastructure. That's what we wanted to do — identify what do we need to do to enable development or redevelopment of the area."

For the master plan, Chu says HHFDC spoke with the various landowners in the area and the city, then determined what was need to improve the sewer lines, water lines, drainage lines, the electrical system, telecommunication systems and streets.

Based on the goals of the Kalihi Neighborhood TOD Plan and the Downtown Neighborhood TOD Plan to transform the area into a"high-intensity, full-service mixed-use district" over the next three-plus decades, the EIS says that the infrastructure master plan aims to find the potential alignment, phasing and costs for improvements to the existing infrastructure systems. 

These improvements will allow for the development of some 27,500 new housing units and the change in use of nearly 2 million square feet of existing commercial, institutional, industrial and mixed-use space, it notes.

Any work will need to be a phased approach — Chu says the cost to improve the infrastructure is estimated to be around $1.3 billion.

Meanwhile, the Liliha Civic Center Master Plan proposes a mixed-use development on nearly 3.8 acres in Iwilei in a collaboration between HHFDC and the state Department of Accounting and General Services.

As far as the Liliha Civic Center Master Plan, Chu says site is a state-owned property at the corner of King Street and Iwilei Road. Potential plans call for two towers, one with space for government offices and the second that would have up to 600 affordable units, he said.

"Why at that location? Because the Kūwili rail station is a couple hundred yards away," he said. "It would be ideal for TOD or transit-oriented development. And King Street is a main artery for the bus, too. So, perfect location where it's close to town, where people can work and live."

, or TOD, is a mixed-used development within a five- to 10-minute walk of a rail station.

Now that the final EIS has been published, Chu says implementation is the next step. That means "finding the money to do it and doing it in a phased order such that we can afford it."

As far as a timeline, the EIS notes that the master plan was analyzed in four phases and expected to completed in the next five to 30-plus years.

Iwilei is, indeed, primed for redevelopment. The City and County of Honolulu is among the property owners with big plans in the works, centered around the rail development.

, the city acquired the former First Hawaiian Bank building at 445 N. King St. for $8.4 million and in January 2024 it acquired the Iwilei Center for $51.5 million.

, says these acquisitions, which total nearly five acres of land, "will form the catalyst of its redevelopment and revitalization efforts around the Kūwili Rail Station in Iwilei, consistent with the Downtown TOD Neighborhood Plan."

In March, the city's Department of Land Management, in partnership with the mayor's Office of Housing, issued a 

 for the redevelopment of the Iwilei Center.

Late last month, the city also announced it was moving forward with the next phase of the Kūwili Station TOD area redevelopment, and that the Department of Design and Construction, in partnership with the Department of Land Management and the Mayor’s Office of Housing was beginning outreach to property owners along Ka‘aahi Street to start the acquisition process for additional parcels of land.

"Acquisition of these additional parcels of land is necessary to advance its master planning efforts for the Kūwili Station TOD Redevelopment Area by enabling the redevelopment of key blocks into new affordable housing, infrastructure improvements, and public amenities that support a vibrant, transit-oriented neighborhood," the city said in a March 31 announcement. "In addition to supporting affordable housing and improved accessibility, these land acquisitions aim to address critical environmental concerns, including flooding and rising sea levels. These risks will be assessed and mitigated as part of the city’s comprehensive master planning effort, ensuring that redevelopment in the Kūwili Station area is resilient and sustainable."

"Redevelopment is not a bad thing," Chu said. "When you really think about it, what was built 50 years ago was adequate at that time — single-family homes, one-story buildings. But this is a different time, where land is so expensive that you need to make better use of the land. ... At this point in time, we've got to look at using more density to maximize the use of the land."
