A luxury estate in Kohanaiki recently sold for $23 million. It’s the largest sale so far for the 450-acre private club and residential community on Hawai‘i Island.
Called Hale Kai Mana, or House of the Strength of the Ocean, the 7-bedroom, 7.5-bathroom home sits on a little more than an acre along the 15th tee of the community’s Rees Jones-designed golf course and offers views of the ocean, beach, sunset and the golf course, according to information provided by representatives of Kohanaiki.
Additionally, the home — fully furnished by interior designer Nicole Hollis — has:
- 7,100 square feet of interior living space and a total of 9,885 square feet under roof
- Private access to the 15th hole
- A central great room that opens to a lānai, infinity-edge pool, spa, fire bowls and barbecue area
- Outdoor shower gardens
- A refrigerated walk-in wine room
- A three-car garage with a golf cart bay
- A detached two-bedroom guest hale with a sitting area, wet bar and laundry, which adds more than 1,500 square feet of extra living space.
“The record-breaking sale of Hale Kai Mana underscores not only the home’s exceptional design and craftsmanship, but also the strong desirability of the Kohanaiki community itself,” Carrie Nicholson, principal broker and vice president of sales and marketing at Kohanaiki, told Aloha State Daily in an emailed response to questions. “The residence is a remarkable expression of indoor–outdoor island living, complete with best-in-class finishes, refined features, and a sweeping ocean view.”
Kohanaiki — found on the Big Island’s Kona Coast — features an 18-hole, Rees Jones-designed golf course; access to a white sand beach and the ocean; an adventure club; spa; fitness center; multiple dining options; and an on-property organic and biodynamic farm, as well as a variety of real estate offerings and a 67,000-square-foot clubhouse, as ASD previously reported. The community is being developed by Kennedy Wilson.
Kohanaiki “combines the luxury living with the deep connections to nature and local culture right in Kona,” Nicholson, a real estate veteran who stepped into her role in May, told Aloha State Daily this summer.

Hale Kai Apo, or “Home of the Changing Tides,” is a 6-bedroom, 5.5-bath home spanning 6,670 square feet on 1.17 acres that’s still on the market with a $23.5 million asking price. It’s currently the most expensive home available in Kohanaiki.
