New research from the University of Hawai‘i Economic Research Organization, or UHERO, looks at the ripple effect caused by new housing constructed in Hawai‘i.

The study looks at a concept called “housing filtering,” which UHERO says is “a process in which new construction sets off a chain of moves that frees up existing homes across the market. When a household moves into a newly built unit, it leaves behind a previous home, creating and opportunity for another household, and so on.”

UHERO Associate Professor Justin Tyndall traced the market effects of The Central, a 512-unit condo near Ala Moana Center that includes 202 market-rate units and 310 affordable, or income-restricted, units.

 that 180 specific addresses became vacant because of moves into The Central. However, accounting for incomplete data, he estimates that the new tower created more than 500 local housing vacancies islandwide within three years of its 2021 completion by setting off chains of moves.

Additionally, he writes that while units in The Central were “expensive on a per-square-foot basis,” homes vacated by those moving into the condominium were about 40% less expensive.

“New housing tends to be very expensive and this creates some animosity from some people about whether or not we should be building new condos at all, for example, because they tend to be quite expensive, a lot of people will never be able to afford them, so to what extent do they improve people’s lives through helping affordability?” Tyndall told reporters earlier this week. “The argument in this paper is that the way that new housing improves affordability is largely through this housing filtering process.

“When we build new housing, it typically contributes new housing because people will move into it from older, cheaper housing, freeing [those units] up for other local residents.”

Tyndall says too, that there’s evidence of downsizing, which means people often leave behind much larger units when they move into The Central —  properties with more bedrooms, single-family homes in a variety of neighborhoods, “freeing up an array of housing stock” for other households locally.

“We also find that people tend to move into socio-economically better neighborhoods,” he continued. “The neighborhoods people typically left behind when they moved to The Central tended to have lower median income, lower average home prices, lower education rates, things like this,” and that’s replicated across these other moves.

And while both the market-rate and income-restricted units both added to local housing supply, Tyndall says market-rate units created more local vacancies.

“Income-restricted units also created local vacancies, but it was much more likely that the person moving into those income-restricted units were moving out of their parents’ house or a roommate situation, so that didn’t create necessarily a previous address vacancy because Mom and Dad stayed behind and didn't leave the home,” Tyndall says.

Market-rate units, however, “tended to be the entire family vacating a prior address and moving into The Central,” he continued. “Having said that, the income-restricted units did tend to reach further down into the distribution of prices, so we find very-low-priced units are often involved in the movement chains that involve the income-restricted units that did create vacancies.”

 that the findings provide “direct evidence that new multifamily construction can influence housing affordability through mechanisms that extend beyond the immediate occupants of new units. While the direct beneficiaries of new housing are those who move into newly constructed homes, the resulting movement chains can create housing opportunities throughout the broader market.

“For policymakers and planners, the results highlight the importance of considering these broader market dynamics when evaluating housing policy,” he continues. “Expanding housing supply in high-demand areas can improve affordability not only through income-restricted units, but also through the filtering process that returns older housing stock to the market. Policies that block market-rate housing construction, because new units are expensive, can be largely counterproductive. The production of all types of housing pushes up the overall supply of homes and can contribute to greater affordability across all segments of the market.”

When asked by Aloha State Daily during a press conference Monday if there was anything particularly surprising in the findings, Tyndall said the magnitude of the price effect was larger than he expected.

“I think one narrative around building new condominiums [is] it’s a lot of rich folks moving between luxury housing, but here we find this is 40% drop in the value of units between these rounds, suggesting that pretty quickly these quote, unquote luxury units are helping relieve housing stresses in other parts of [the] market … .”

 through Mānoa Valley, turning school walkways into streams, submerging cars, and making roads impassable. Mānoa Stream jumped from about three feet to 12 feet. At Noelani Elementary, water surged through the campus, overwhelming the drainage system and flooding the cafeteria and offices. In the parking lot at the UH Mānoa Innovation Center, one man returned to find his car had floated away from where he parked it.

The flooding was still happening when the theories started popping on social media.

People said the floods were the result of weather modification, of government cloud-seeding, or that it was a planned effort to flood the island. The proof? "Too weird this weather!"

It was the same pattern that followed the Lahaina fire — directed energy weapons, fires started deliberately. Those Lahaina theories are so prevalent that Gov. Josh Green felt compelled to 

 them. The details of the theories change, but the structure doesn’t.

The people sharing these theories are not, on the whole, foolish. Some are frightened, and frightened people reach for answers. A world where the flood just happened—warm water, a slow storm, too much rain on already wet ground — is more terrifying than a world where someone did this on purpose.

Malice you can fight. You can expose it, resist it, vote it out. A universe that simply doesn’t care about your living room is harder to deal with. The conspiracy theorist and the climate activist have more in common than either would admit. Both need their disaster to have a human author. A human author can, in theory, be stopped.

What belief in the conspiracy requires, though, is a strange kind of faith. The theorist believes that some cabal has the tools to seed clouds over an entire island chain — and the discipline to keep it secret. That is not a description of a government agency. It is a picture of an all-powerful and hidden god. But the theorist doesn’t stop there. He claims something stranger still: that everyone else is fooled, and he alone can see it. The cabal is all-powerful, the masses are blind, and the theorist, scrolling through his feed, is the prophet. It would be easy to laugh at, and it is a little funny. This is what it looks like when the hunger for a sovereign is real but the theology is wrong.

The desire to find a will behind history is not wrong. There is a will behind history, but it is not a cabal. It does not need secrecy because it is not afraid of being stopped. Scripture is plain that God works all things by his will, which includes storms and floods.

The comfort faith offers is of a different kind than the conspiracy offers. It does not tell you who to blame or what petition to sign. It tells you that the suffering is not random. The one who holds the world has not lost control. The God who sent the flood can redeem it. Christians call this providence: God’s hand upholds all things so that without his will not a hair can fall from our head.

Across the Islands this past week, people have been in the streets with shovels and meals and dry clothes. Many of them are from local churches, and most of those churches would rather the help not be traced back to them—they’d prefer the credit go somewhere else. That preference is witness enough. They are not there to be seen. They are there because the God who sent the flood also sent them to love their neighbor. That belief produces a lot of volunteer hours.

The recent devastation wrought on our state with relentless storms and subsequent flooding was troubling to say the least. 

For those of us who emerged relatively unscathed we need to do two things.

One is to praise your respective Higher Power who, in my case, is our Lord Jesus Christ.

Two is to do anything you possibly can to support and assist those who were so negatively affected.

I will leave the former in your personal and capable hands, as faith and prayer is a potent combination.

This is not a doctoral thesis analyzing the thoughts, motives, and actions of others. I am not citing leather bound studies that profess to accomplishing the aforementioned based on exhaustive studies, focus groups and educated guessing. I'll just cut to the chase.

In this land of aloha where we espouse love, affection, thoughtfulness and caring for our fellow kama‘āina there are a number of people who suck.

And this is the perfect time for these immoral and shameless predators to stalk their victims and pounce.

Examples of what I mean: The Aloha State Daily newsroom has recently received alerts from the Building Industry Association of Hawai‘i to beware of fraudulent contractors taking advantage of homeowners in distress; from Hawaiian Electric about a scammer claiming to be from the utility threatening businesses that their power would be shut off if they didn't call a certain phone number to make a payment — be aware that 808-800-9551 is not a real Hawaiian Electric phone number, if you get this scam. There was even an alert from a small local church that someone was going around impersonating their pastor with a bogus fundraising email.

In times of crisis, there is an omnipresent call to help. And we do. But sometimes to a fault.

There were concerns expressed by many wondering if their donations reached the intended beneficiaries after the recent Maui wildfires. If you are petitioned to send money to any organization, it is right and just to vet such groups as much as possible. There are two primary sources I turn to, and those are 

. I understand the focus is primarily on national non-profit and service organizations but it will give you pertinent information to use in your vetting process.

 when contemplating cash and in-kind donations:

Step 1: Cut Out The Middleman & Give Directly

When prompted to give in response to a social media post, direct mail letter, telemarketing call, or other fundraiser, you are asked to focus on the cause or end recipient of your contribution as opposed to the person or company asking you for the donation. Just because the charity is legitimate doesn’t mean the person asking for the donation is. Instead of clicking on a donation link posted by a third-party, open a new browser and navigate directly to the donation page on the charity’s official website. Eliminating the unnecessary middleman will likely mean:

Fewer fees will eat into your donation before it gets to the charity

Your donation will be received by the charity immediately rather than held by a third-party for transfer to the charity at a later date

Scammers are unable to pocket your donation for themselves

You are exposing your personal information to fewer people, putting yourself at less risk for identity fraud or for having your data circulated to companies that may use it to bombard you with ads and additional donation requests

Step 2: Crowdfunding - Careful around crowds.

Donating through a crowdfunding website is not much different than handing cash over to a stranger on the street. Unlike registered charities which are subject to formation filings and reporting requirements like articles of incorporation, bylaws, tax exemption applications, annual IRS tax reporting, and state solicitation filings, crowdfunding campaigns are most often conducted by individuals for whom no public financial reporting is required. There are countless examples of scammers taking advantage of crowdfunding platforms to siphon donations away from people and causes with legitimate needs and redirect this cash to themselves.

When you encounter a crowdfunding campaign that promises to pass funds on to a charity, skip the middleman and donate directly to the nonprofit on its official website.

If a campaign claims to benefit victims of a tragedy or disaster, find financially efficient 

 with a track record of performing good work in similar crises and donate to these instead. Doing so will better ensure that funds get to legitimate victims in a timely manner and are distributed equitably.

If you are moved by the plight of an individual or familyasking for funds to help with medical bills or other personal expenses, donateat your own risk. You could be helping a family in dire need or lining thepockets of a fraudster. There is rarely a way to know for certain. If you do decide to take a leap of faith and make a donation to an individual, make sure you are on the official campaign page of that individual or family and not a copycat page created by a scammer in the wake of a tragedy to confuse donors and siphon funds away for themselves.

Nonprofits may use evocative imagery and heartbreaking stories to create a sense of urgency about an issue, engendering empathy and inspiring you to donate immediately, generously, and repeatedly. While it’s OK for you to allow your emotions to catalyze your giving, when it comes time to make a donation it’s important to think with your head and not with your heart. A charity’s ability to post sad photos, tell sad stories, or provide a handful of anecdotal examples of people it has helped does nothing to inform you about how efficiently it is operating on the whole or if it is even a legitimate charity at all.

One of the best ways to keep emotions in check when making giving decisions is by being proactive rather than reactive. Instead of making a contribution on the spot in reaction to an emotional appeal for donations, think ahead. Consider how much you can afford to donate to charity each year, reflect on which causes are important to you, then seek out efficient and responsible charities working in those causes that conduct the specific types of programs you want to support and have a track record of impactful work.

Step 4: Scrutinize The Claims Charities Make About Themselves

A bad charity is rarely going to tell on itself. In fact, the people running it will go to great lengths to obscure its financial reporting, using accounting tricks or outright lies to make it appear to be operating more efficiently than it actually is. For-profit professional fundraisers soliciting on a charity’s behalf may have a contract with the charity that allows it to skim as much as 90-95% of your donation off the top before passing what little remains on to the charity. Such fundraisers are notorious for crafting highly misleading donation appeals designed to play on your emotions and convince you that most of your donation will be used for a charitable purpose when this is far from the case.

Also understand that sham charities and financially inefficient nonprofits sometimes use ratings published by third-party websites to lend credibility to their organizations and gain your trust. A charity having a high rating or impact profile posted in an online ratings database does not necessarily mean a qualified financial analyst (or any human) has scrutinized that reporting in any meaningful way.  

Step 5: Donate to Top-Rated Charities or Conduct Your Own Research

Nonprofits on the good list generally spend 75% or more of their budgets on programs, spend $25 or less to raise $100 in public support, do not hold excessive assets in reserve, have met CharityWatch’s governance benchmarks, and receive “open-book” status for disclosure of basic financial information and documents to CharityWatch.

 has a primary focus on national organizations however there are localized chapters where you can find online or request annual financial reports on the work and presence they have here in Hawai‘i.

During the Maui recovery there were a myriad of groups stating they were this or they were that. I am sure there were well intended and authentic individuals or organizations accurately making those claims.

I found HCF with their financial accounting and disclosure to be timely and transparent. There were regular updates to a growing balance sheet documenting the source and amount of donations and to whom the disbursements were made. This is a standard that all genuine non-profit organizations should embrace to heighten credibility and confidence among those who support and donate.  

Finally, I understand there are more good people than bad. More generous than opportunistic.

But those heathens are out there and they must know that our generosity should not be confused with ignorance.

Asking questions and getting satisfactory answers will ensure you are truly helping those is need rather than lining the pockets of villains lurking amongst us.

From a fundraiser for North Shore farmers at Mohala Farms in Waialua to a rock musical at Mānoa Valley Theatre, there are lots of events happening this weekend. Get ready to make plans for this Friday, Saturday and Sunday on Oʻahu.

. This night of food, music and rebuilding starts at 5 p.m. and runs until 9 p.m. at Mohala Farms in Waialua. There will be buffet-style farm food, a raffle featuring local goods and services and live music. Donations of food, clothing, appliances and farm tools will be accepted. Tickets are $30 plus fees. 

The show is being brought to the stage at Mānoa Valley Theatre by Director 

, a recently retired professor of theatre for the University of Hawaiʻi at Mānoa’s Department of Theatre and Dance. She is making her MVT debut and is joined by her daughter, Teia, the scenic designer for the production.

These are some of the items on display in “Aloha Bricks ʻ26: Stories of Hawaiʻi,” a new exhibit opened recently in the Bernice Pauahi Bishop Museum’s Castle Memorial Building. Also on display are Lego creations built by school children from 50 schools across Hawaiʻi. Admission to the special exhibit is included with general admission, which starts at $25.95 for youth and $33.95 for adults.

Situated on the traditional homelands of the Kalapuyan people, more than 2,400 miles away from Hawaiʻi, is a 3,500-square-foot puʻuhonua for poʻe Hawaiʻi and Pacific Islanders in Oregon – the AloHā Resource & Community Center (ARCC).

This dream of creating a community space came to fruition in 2022, when the leaders of Ka ʻAha Lāhui o ʻOlekona Hawaiian Civic Club (KALO HCC), an Oregon and Southwest Washington-serving nonprofit and member of the Association of Hawaiian Civic Clubs, recognized the need for a place where Kānaka ʻŌiwi, Pacific Islanders, and poʻe Hawaiʻi could gather, heal, and unapologetically express their shared values.

The name itself – AloHā – emphasizes the importance of pilina and the need for a physical puʻuhonua, where people can be he alo a he alo (face to face), grounded in Native Hawaiian values, and connected through the exchange of hā (breath).

The inoa piha (full name) of this puʻuhonua – AloHā Resource & Community Center – and its acronym, ARCC, reflects KALO HCC’s role as a bridge for community living away from Hawaiʻi, offering a place where people can still “feel Hawaiʻi,” no matter where they are.

Today, ARCC holds space for community connection and growth in many forms. The center houses a library of some 1,300 books – over 80% of which are Native Hawaiian and Pacific Islander-focused. In 2025 alone, community members donated over 300 books to share in the ARCC.

With the understanding that access to traditional and local Hawaiʻi foods are limited, ARCC opened a small community pantry where people can “shop” for non-perishables and available produce like kalo leaves free of charge.

Most impactfully, KALO HCC keeps Native Hawaiian culture alive at the ARCC through hands-on, in-person workshops and community gatherings.

Each month, KALO HCC hosts cultural workshops on topics ranging from lei-making to kōnane. Other activities include regular ʻohana game nights. Our work reflects the strong-willed commitment of our organization’s founder, Prince Jonah Kūhiō Kalanianaʻole, to the rehabilitation of his lāhui. As Prince Kūhiō once stated, “Stick together and try to agree to the best of your ability to meet the most important problem: the rehabilitation of our race.”

With more than half of Native Hawaiians now living on the continent, KALO HCC’s vision continues to center on Prince Kūhiō’s call to uplift the lāhui beyond the pae ʻāina. This is accomplished through scholarships, support for Native Hawaiian artists and businesses, increased access to health and traditional food services, the opening of spaces to learn mele, hula, oli, and traditional crafts, and culturally immersive summer programs; ARCC stands as a living example of ʻike kūpuna guiding community well-being.

ARCC is also a place for elevating ʻōlelo Hawaiʻi. After about three years of planning, KALO HCC has finally launched its Hiʻikua Program, an immersive ʻōlelo Hawaiʻi program that bridges generations. KALO HCC recently wrapped up a 10-week ʻŌlelo Hawaiʻi 101 cohort taught by Kumu ʻŌlelo Hawaiʻi Haia Ku, an alumna of Ke Kula Kaiapuni ʻo Ānuenue and Kamehameha Schools Kapālama.

Another ʻŌlelo Hawaiʻi 101 cohort and an ʻŌlelo Hawaiʻi 201 cohort will open this spring to help our communities build fluency.

Each year, KALO HCC’s community center hosts an annual Prince Kūhiō Celebration during the week of his birthday to hoʻohanohano (honor) his legacy. This always brings together more than 150 community members for protocol, to commemorate Prince Kūhiō’s many notable achievements, to enjoy live music from Kānaka artists living in Oregon, and to share a meal together. Each person who attends is a living testament of Prince Kūhiō’s belief in organizing Native Hawaiians to take charge of their own destiny.

The AloHā Resource & Community Center stands as a living puʻuhonua shaped by ʻike Hawaiʻi, sustained by pilina, and guided by the collective efforts of our poʻe on the continent. As KALO HCC continues to grow in this space, ARCC exists to remind us that culture is not bound by geography, but thrives wherever the community chooses to nurture it.

Here in Oregon, Hawaiʻi is not left behind. We carry it forward through AloHā.

Oregon- and Washington-serving nonprofit Olekona Hawaiian Civic Club's vision continues to center on Prince Kūhiō’s call to uplift the lāhui beyond the pae ʻāina. This is accomplished through scholarships, support for Native Hawaiian artists and businesses, increased access to health and traditional food services, the opening of spaces to learn mele, hula, oli, and traditional crafts, and culturally immersive summer programs.
